A frequent question that comes up with home buyers is, “What is the difference between  a 1.5 story home and a 2 story home?” Does a 1.5 story have advantages over a 2 story or ranch?  Which style sells quicker in today’s market and is there a value difference when it comes to resale? Would a 1.5 story home allow me to live in it for a longer period of time than a traditional 2 story home would? Are there many 1.5 story homes for sale in the St. Louis area? Definition of a 1.5 Story Home

Our definition of a 1.5 story home is  a home that has the master bedroom suite on the main floor and all other bedrooms on the second floor.
A reverse 1.5 story has the master suite on the main level and all other bedrooms on the lower level or basement.
Two story homes have the master bedroom suite and additional bedrooms located on the second level of the home.

The Advantages of a 1.5 Story Home

Privacy and Convenience: Many buyers like having their master bedroom on the main level for both privacy and convenience. If you see yourself having friends or family stay-overs throughout the year, you may prefer having your guests on a different level of your home. It’s a lot quieter when your guests are upstairs.  Not having to climb the stairs everyday is another convenience that home buyers also like.

A More Flexible Floor Plan to Accommodate Family Lifestyle Changes:  
A 1.5 story design might prove to be more adaptable to your changing needs in the future.  Perhaps your kids are on their way to college and are going to come back for the holidays to visit-where will you put them?  When your kids marry and start having kids of their own and come to visit you, wouldn’t it be great to have them on a different level of the home?

Summary

A 1.5 story can be an attractive alternative to traditional ranch or 2 story homes.  It is kind of a hybrid between a ranch style and 2 story.  The 1.5 story home gives you the benefit of having the majority of your home on the first floor yet allows you to enjoy vaulted ceilings and more privacy.  Depending on the size and age of your family and extended family it might just prove to be the home you can live in for many years.
